Very poor
Did not get the rooms ordered. Eventually got a room with an extra sofa bed. Bedding was stained, no tea or coffee facilities. Would definitely not stay again.

I booked the room Saturday evening, three hours before I arrived. The bar was busy and it took a little while to get my keys and find my room, but overall I can't fault the cleanliness and comfort of the place and the friendliness of the staff.

Was shown to an inferior room to the one i had booked and then after insisting on a better one, was given an alternative that was an improvement but not as clean as would be expected and there were some old blood stains on the towels.

In this area , quiet but convenient and that price....Everything is good already, can't expect much.Just one thing , if you have a big and heavy luggage, you better consider more about the stairs....light luggage is no problem at all.

I booked a luxury king size room with a sofa bed, I was given a double bed room, no toiletries, stained towels, very noisy, no tea & coffee facility in the room & is still given 3 star!!! The rating should no exceed 1-2 star! It’s inappropriate to walk through the pub to check in, however the lady was nice.

Stench that doesn’t go away, caused severe headache in the morning. Not really hotel since no phone in the room to call for any issues. Not suitable for travelling with family/children. Only spent the night here rather than moving to another hotel because I didn’t want to disturb my son’s mood who was travelling with me and appearing for a very imp exam on the next morning.

Not suitable for Family - worst experiance
My self and my 10 years old son stayed this hotel, My son has exam at QE boys on 19th hence I booked this hotel, as this is near by hotel. Room bed covers and pillow are not cleaned, bit dirty and main thing was there was one stranger walking on balcony and he is keep knocking the door at 4 AM. This was really disturbed our sleep and my son was bit worried. We don't recommend this for family.

Stayed 5 nights, but only had hot water for one day! Heating only worked for two days out of the five. New build and they where still working on new rooms, very loud and distincting! Last night the front gate was locked and i was lead up fire escape to my room. Refund would have been nice!

Dirty, poor service
We had 3 rooms and all Rooms were dirty: - bedding stained and dirty - towels stained and dirty - floor dirty - window sills covered in dust and dead bugs Requested clean bedding at check in and didn’t receive it until gone 10pm after chasing 4 times and still had to change it ourselves. Only one towel and a hand towel per room despite being double rooms. Very noisy as pub played music until 1am. Number listed goes to an ex employees mobile. No glasses or kettle or anything in the room. No irons or hair dryers. Old stained sofa bed in room. Stained chair in room. Bathroom had been cleaned but cleaning product left all over the toilet seat. Awful lime scale.

This location was quite expensive for the poor condition it was in. The beds were made, but the floor wasn't clean, there was no kettle and no liner in the bin. The bathroom stunk so badly and there were open holes around the pipes. We didn't try the shower because it was so difficult to even be in the bathroom with how badly it smelled. While we were there, another resident showering set off the fire alarm at 6:30am and after spending 30 minutes contacting the phone numbers provided by the hotel and receiving no response, we had to call the police and the fire brigade to turn it off. The fire brigade was annoyed that the zone maps and other things were not up to code. There is no lift and a lot of thin stairwells. The only things we liked about it was that there was a small car park behind the building and that the tube was a 15 minute walk up the road. Wouldn't recommend and wouldn't stay here again, especially not at this price.

Some small fixes to be perfect
We have a 7 week old so specifically booked the "Superior Double Room, Ensuite" as on info says "1 King Bed, 1 Double Sofa Bed and 1 Single Sofa Bed". Excellent enough space to admin baby, for me to bail to the sofa bed if wife and baby needed the king to settle. On arrival were shown Room 7, a fairly compact room, insufficient space for us, not what I believed I had booked. I mentioned this to the check in lady, she had twins available, but not the one with King and two sofa beds I had booked. Fortunately another guest was asked if would swop his king with sofa bed room (13) with us, and kindly he agreed. Other than that we would have had to bail to relatives an hour away. Now on the receipt the "1 King Bed, 1 Double Sofa Bed and 1 Single Sofa Bed" element is referenced as a request, and notes that requests may not be met. This is not at all clear from the hotels.com process, and should be clarified. Aside from this issue, the room was clean, the shower was hot, bed very comfortable. At 25DegC overnight also very hot, provision of fans would be a nice touch, none were available. Entry could be difficult, as 4 doors from street to bed, with narrowish/steepish stairs. Bar staff were amazing, esp the brunette with tattoed wrists, she offered a cushion to assist the holding of baby. No noise issue from Room 13 but some smoke smells even at 7am from below. Street Parking was easy. Would probably stay again, if I could be certain of what I was booking, which atm I wouldnt be.
