This property was in a location close enough to the city center, but removed enough to be quiet and peaceful. Unfortunately, my overall visit was mostly overshadowed by the intense basement/mildew-type smell that permeated my room, to the point that my clothes gathered the scent. The carpet and duvet were stained, and the room became fairly chilly at night (a portable heater was provided, but was insufficient). Overall the facilities are in dire need of an update/renovation, for cleanliness' sake.

Easy to get to from the train station, via walking or bus. The atmosphere here was very nice, the common room felt quite welcoming, had some board games and some comfortable chairs.
Getting around Bath from here was great. Bath is an extremely walkable city, and there's a lot of convenient restaurants within a short distance.
The room itself was really nice, I'd say quaint. Seemed well decorated and clean.
Staff were friendly. I only ate breakfast once just to try it, and it was good.
Was a perfect place for a nice relaxing few days in Bath.

Nice Victorian guesthouse in beautiful Bath
We had a great time at the Brooks Guesthouse. It's a very nice Victorian house, very well preserved and decorated. The people who work there are very friendly and helped us with practical issues. They serve an excellent breakfast. Our only complaint is that the folding sofa-bed in our room was too hard.

I enjoyed my time at the guesthouse, the room was very clean, cozy, comfortable and had a very nice sleep, just the way I expected. Also, there is the Royal Victoria park nearby to visit. Magdalena was very nice and helpful with my stay.

The staff are absolutely amazing, my bed and room facilities were great also loved the lounge at Christmas it had a globe that lit up with the Christmas decorations was a really nice touch would highly recommend this place if visiting bath definitely will come back!

A brief, lovely stay. Close to The Circus and anything else you'll want to see in Bath. The house is calm and warm and the room was very (very) comfortable. I did not partake in the full English, but two other guests went out of their ways to tell me how wonderful it was.

Stayed here to run the bath half marathon. The staff were very friendly and accommodating. The accommodation was clean and comfortable with good facilities. The location was very good with everything we needed within walking distance. We were provided with a permit to park on a nearby road. Our stay was perfect. Would definitely stay again.

Brooks Guesthouse has a great deal of charm and the staff are each wonderful. I love old buildings and typically seek out older buildings to stay in. But older buildings do have eccentricities and what is charm to one person might frustrate another.
My room did not quite have the period aesthetic I expected from the photos on the website. The toilet frequently required multiple flushes (3-10), the basement room often had that slight basement smell unless the screenless windows were open, and the steps can be rather steep and not wide enough to carry a suitcase by your side (which means the luggage must be carried in front of you or behind you - tough if they are heavy). Also the keyhole to the room was so low on the door you pretty much have to crouch on the floor to manipulate the very stubborn key in the lock. Street traffic can be a little loud at times from the front side of the building where I was.
But the bed was comfortable, the location is excellent, the staff is friendly, and ultimately it was a very pleasant place to stay. The landscaping is obviously cared for. The common rooms are simple and homey. So if you let yourself simply view the unpleasant bits as eccentric period charm – part of the adventure, you will enjoy your stay here. Ultimately there is far more good than not. It is about a 1/2 mile walk east to restaurants, theater, shops. A 1/2 mile walk north takes you to the Crescent and the park and the Circus shops. I recommend it if you are a good sport.
