Room disappointing but great location.

Colson House is ideally situated for exploring Brighton. Entry is by keypad code which worked well. The staff we met were friendly. The room, however was noisy - it overlooked a busy road and the windows were old allowing noise to penetrate. The bed was far too soft for me and I didn't get good night sleeps, but this is a personal preference. We were pleased to have purchased parking permits for the 3 days we were there. Parking is at a premium and the permit allows you to park anywhere in Zone C, not necessarily directly outside the guest house. We were lucky to find a space in a nearby road.

Stayed at Colson House a few times this summer. It offers great value - large well presented double rooms, comfortable beds, small but clean bathrooms with decent showers. For a budget guesthouse it’s one of the better ones.

Basic...not standard. Needs an uplift!!

Check in was via a text with codes for the front door and bedroom door. Room booked was a standard double but better described as a basic double. Room was a decent size for the price and for 2 adults. However, the carpet was dirty with bits of dirt etc in the carpet, so we kept our socks/shoes on. Curtains were falling off the rail. Wardrobe was sufficient but had scratches and marks all over it and dust and bits inside. Coffee/tea facilities were Great, good selection of tea/coffee/hot chocolate and different selections of sachets of milk. The bed...felt more like a camp bed...springs very bouncy and the mattress was very thin. Bedding was clean. Bathroom was tiny...had to have the door open to sit on the loo unless you sit sideways...I'm 6ft and chunky! The shower was tiny, so had to have the door open to bend down....sorry for the mental picture!!! The floor had marks and dust everywhere and there was hair and mold around the shower tray. The wallpaper was peeling off the walls too. The first night we were woken by 2 lads in the basement shouting just after 2am, we went and spoke to them and it appeared they 'lived/worked' there and were apologetic and stayed quiet. No confirmed staff on site so would have complained if there had been at the time. For the money we paid, it was overpriced and needed a clean and update/uplift. Location of the guest house was great, near the front and 10 min walk to the pier/shops etc.

I really wanted to like this place, but the lack of soundproofing completely ruined my stay. There’s no reception, so if you have noisy neighbours, you’re on your own. Unfortunately, my next-door neighbours decided to come back drunk at 1 AM and have a very enthusiastic two-hour session—every sound loud and clear through the paper-thin walls. If you’re a heavy sleeper, maybe you’ll be fine, but if you value a peaceful night’s rest, this isn’t the place for you.

Grand old hotel in convenient location!

The Colson House is a lovely old hotel (former boarding house, according the the owners). The owners/hosts offered great assistance with our stay...check in was smooth, parking passes easy to acquire (although parking on the same street wasnot available, we did find a good space a couple blocks away), and amenities were plentiful. Our room was somewhat small for two adults, with suitcases, and the bathroom, while private and well appointed, was up a narrow staircase. It was fine for a brief stay, but if we visit again, we'll be sure to ask for a different room so we can more easily access the bathroom.

Comfortable and priced perfectly

Comfortable and my solo room was perfect for one person. Stayed a week and didn't want to spend too much time in my room, but this was perfect walking distance to come and go, get food right around the corner, and great bus access. Was a bit surprised at the private bathroom setup being added in to what used to be a closet, but the thriftiness of the idea made it charming and impressive. Staff was amazingly friendly and helpful. Special note: IF YOU BOOK THROUGH HOTELS.COM, you will need to call the hotel and provide them your email for the right check in instructions if you don't receive an email directly from them.

Good points, flight delayed so late check in via codes was great. Let us have late check out because we were in Emergency department of hospital all night of our second night stay. Gave us a downstairs room on request because explained managing stairs with cases difficult but room had very steep stairs to bathroom which were difficult to manage before accident and impossible after accident. Good position close to everything.

Nice little hotel but mattress needs replacing

Nice hotel and communication by email good and response quick by text to issue i had. My room was clean and comfortable for a single en-suite. Unfortunately the mattress was too soft for my weak back and needs replacing and this issue couldn’t be resolved by changing mattress or moving rooms. Good mattress is number 2 on my list when staying anyway but due to excellent reviews i assumed this was case and should have asked before i booked, For this reason I would not be able to stay again and it was also quite a long walk for me from centre Brighton.

Everything was great except the bed and pillows, my partner and me just rolled to the middle and the pillows were thin polyester plus the duvet was thin . Now considering this was a “ bnb” without the breakfast then it’s about the sleep, which was “ difficult “ could be fixed with a new mattress / pillows and duvet.

Got a ground floor room where you can not keep the windows open because of the safety. The smell suggests the place is full of mold. Reseptionist was very helpful and got me a better room. Still it is a very old and shabby place. Also very cold if it is raining outside. The owner doesnt put on heeting even if you ask. As I stayed several nights some days were warm, some were cold. You cannot keep window open in the evening because young people living in the cellar apartment smoke pot and the smoke tracks in your room.
