Excellent value for money. Lovely location in Kemptown. Clean room (with plenty tea and coffee - a rarity these days). Minor complaint (but really minor, given the positives) is that the reception is mostly unstaffed and the phone number not always answered. Would def stay again.

Brilliant place

Lovely stay - room was clean and bright and spacious, and pleasantly cool despite the hot weather. Plenty of tea and milk, and the bottled water and biscuits were appreciated! The decor throughout the hotel is fab, and the location is so convenient for the beach and Kemptown. Would definitely return!

This is a really good value option for anyone visiting Brighton. The rooms are compact but the bed was very comfortable. The owner is friendly and sorts things out very quickly when you check in. It is also in easy walking distance of the Concorde 2 music venue. So handy if you are seeing a gig there.

My room was just the right size. The bed was very comfortable. The bathroom though small was with nice not water in the shower. (the ventilation for the bathroom didn't seem to activate when I was there, but I'm sure that will get fixed soon, I just opened the window so it didn't bother me) The staff was very pleasant and helpful when they could. My room was on the second floor but stairs don't bother me. It was fairly quiet during the week. The walls weren't the thickest but that's to be expected I think. Short walk to the pier and short walk to a lot of stores. This was perfect for me, and I personally will definitely stay here again next time if I get the opportunity

It's quite good for my stay. I stayed in a room in the top floor. The staircase is a bit narrow, so you will find it more convenient if you don't have a big suitcase. The location is great. It's close to attractions in Brighton. I parked my car in the main street and just walked to the attractions.

A good value room with clean linen and a comfortable bed, plus your own toilet and shower, thats all i ask for and got. Nice and close to town centre everything in walking distance all ok 🙂. Faults only the shower had some mould vut a tiny amount otherwise alm ok.

Lovely hotel with some small issues

The hotel is very stylish and the bed was comfortable even if the room was a little small. There were a few problems though which would stop me from booking this particular room again - the shower door is tiny and getting in and out of the shower was a bit of a nightmare, the floor is slanted in the bathroom also which didn’t help. Apart from this the tv and remote didn’t work and a couple of lightbulbs were out; not huge problems but that attention to smaller things is important.

It was a cute room for a single person. Everything that I needed, almost, was here and well thought out. The linen felt good, and felt clean, the toiletries were lovely. There was a well stocked tea tray, adequate cupboard space with hairdryer, iron and even an extra heater, not needed. So what was wrong? Mostly it was about the room being too tired, a bold colour on the walls shows chips and needs to be touched up, a glass sink scratches and looks very tired. Although looking nice and stripy the carpet was showing stains. This could be a great little getaway of a room and I hope that it will be again soon. On a practical note, a kettle that reaches the socket only at a strain is dangerous, providing a iron without an ironing board is confusing, and providing no instructions in the room about the hotel is bizarre. I found a great approach in a recent stay where there was just a QR code on the wall that took you to a website for information, this was great, really great. Thank you for an efficient and easy stay.

This review will be based on preference and therefore might be different for other travellers. The photos make the property look very quirky with a Gatsby style about it. I only had a one night booking and needed to leave early in the a.m, therefore I had no use of any facilities other than the room. Staff phoned prior to my visit and were very helpful and friendly making sure I knew check in arrangements. My room was on the top floor of the adjacent building you do not want this room if you have a lot of luggage or don’t like tight spaces to climb. I personally felt the room hadn’t been used in a while as it smelt a bit damp (doesn’t cost a lot to have a plug in air freshener) and was also a little dusty. The single glazed sash windows look lovely but street noise is like it’s in the room next to you (lucky it wasn’t a weekend). The shower needs a shower pump, it is less powerful than someone pouring a cup of water on your head. And there was no storage space to put a washbag (surely you could put up one shelf to assist with this?) There is limited parking on the street outside the property but I easily found a spot at the bottom of the road near the sea road.

4-5 years to late.

Massively disappointing, we went for my wifes 40, scaffolding covering the front of the building, could have been advertised pre arrival as the first impression was a real let down. The pictures on the website and Hotels.com's website are from a time gone bye, very misleading. Our room was quite dark even with the lights on, and very cold at night. My wife had to get up in the middle of the night to put more layers on. The biggest issue we had was the fact that the blind in the bathroom was see through, i went in the bathroom, when it was dark out, and the blind was down, i could see clearly into the property oppersite, and make out all the features within the room, and i could see theirs they could see us. I went out side and looked up at our window and could clearly see the shower head through the blind. And the shower is directly in front of the window, i had to prop up my dressing gown on the window so my wife could use the toilet with out feeling vulnerable. The next morning i relayed these issues to the staff, i was told that the heating should stay on all night and someone must have turned it off by mistake. And that i must be wrong regarding the blind, i assured them i was not. On our return that evening a bedsheet had been propped up against the blind to cover the window. We also had men on our balcony painting so privacy was not what we received. After complaining i am being given a 20% refund, but not 20% of what i paid, 20% of what they received from Hotels.com.
