Great little B&B in a convenient location! Bruno is the owner and he greeted me out front, took my luggage upstairs (3 flights of steps, no elevator), prepared breakfast every morning (warm yummy croissants along with some cold cuts, cakes, yogurt, fruit) and cleaned the room everyday. There are only 3 rooms in the B&B so he is able to take care of everything really nicely. Bruno was super nice and showed me all the major sights in Napoli on the map when I arrived, and helped me to call a taxi to go back to the airport. I don't know Italian so we communicated with broken Spanish (me) and broken English (him - he speaks Spanish fluently and I think he was more comfortable with that but his English seemed fine).
The place is well maintained and seems to be recently renovated (or just well maintained!). Even though the place is off of a main street with heavy traffic, the rooms face an inner courtyard and it's surprisingly quiet at night. The location was great and just short 10 - 15 min walk to the Universita metro stop, Napoli main stations (Napoli Centrale & Napoli Giribaldi, also the Circumversuvia station to go to Pompei/Hercanulenum), 5 min walk to Spaccanapoli street and all the famous pizza places.
