THE GOOD: location- steps from the beach, walking distance to shops and restaurants on the "strip", other guests were considerate and there were no loud parties late at night, our room had a partial ocean view and a balcony big enough for a few chairs and a small table, very pleasant staff, check in was quick and easy, plenty of hot water. THE BAD "no tell motel vibe", rooms and entire building need some love- furniture, fixtures and possibly even the rug look like they're from the seventies, gross bedding, (luckily we happened to bring our own sheets and pillows), comforter smelled like air freshener, the whole place felt grimy, the waves might have been audible except for the sound of the window unit AC from adjacent rooms, limited parking: we walked everywhere for fear of losing our parking spot, it shouldn't have been a problem, since there is supposed to be one car allowed per room, the parking could have had numbers corresponding to the room numbers. THE BEACH: beautiful view, good waves, big enough to surf, however, sand was significantly more coarse than other New England beaches, not much trash, but dog poop seen, there is a large drop between the high tide and low tide mark, which means that if you go in the water at high tide, it gets deep very quickly, don't know if it continues beyond the low tide mark, Overall, we will not return. The price reflected the good location as well as the poor quality of the room.
