The view from our room was spectacular. Walkable to city center. Didn’t like that they allowed smoking in the balcony so we didn’t get to go out at the balcony and enjoy mountain air that much. Our neighbor smoked all day. Also staff at the reception were all over the place talking in loud voices didn’t seem like a 5 star hotel staff would do.

Unfortunately there is construction next door and the start time seems to be 6am to 9 - 10 pm. Hard to relax in the room. Overall the hotel is very nice with friendly staff. Seems more of a convention atmosphere. The breakfast buffet and seating is extremely crowded in the morning.

This was a pleasant stay. Would have been perfect if the lady at breakfast didn’t stop me from pouring coffee into my coffee mug, not sure why that was such a big deal since coffee came with breakfast. Other than that the staff was very helpful and love that they keep our luggage after we checked out so that we can continue to explore. The room was all good and close to local attractions.

We enjoyed staying at KK Spa hotel in Sa Pa. The service was excellent. Unfortunately there was construction works nearby (not related to the hotel) which was overbearing during the day. The staff tried very hard to make our stay comfortable despite this nuisance. Would definitely stay here next time.

Pleasurable stay at KK Sapa hotel

Our two night stay in KK Sapa hotel was good and relaxing. We had booked a valley facing room and the view from our balcony was spectacular. Facilites at the hotel, swimming pool, small gym, small library, spa centre, are good. For buffet breakfast there was a variety of food including Vietnamese and Western cuisine.

Rooms in 17th floor smell

We stayed at KK Sapa Hotel in September 2025. Although it is advertised as a 5-star hotel, our experience did not meet expectations. Upon entering our first room on the 17th floor, we immediately noticed a strong, pungent smell resembling urine. The smell was not coming from the bathroom but was strongest at the entrance. When the staff delivered our luggage, we asked about it and were advised to contact reception. A staff member came to check, acknowledged the smell and inspected the carpet, but the source could not be identified. The hotel sprayed an air freshener into the room while we went out for dinner. When we returned, the same smell was still very strong. We called reception again; they agreed to give us another room but said that because this was a “better” room than our original one, we would have to change back to our original room type the next day. This new room was on the 10th floor. In the morning we were told to vacate this room by 12:00, but at the lobby we were informed that our third room would only be ready at 14:00. When we finally received the third room — also on the 17th floor but a few doors away from the original — the same urine-like smell greeted us again. After experiencing the same strong smell in two separate rooms on the 17th floor, we began to suspect there might be a mold or moisture problem in the building’s upper-floor structures.

I was pleasantly surprised by the exceptional five-star service at KK Sapa Hotel. The rooms were clean and very comfortable, and the bathroom had great water pressure and temperature, perfect for a hot shower after a long hike. We stayed during Christmas, and the hotel had a wonderful festive atmosphere with beautiful decorations. On Christmas Eve, they offered complimentary mulled wine, gingerbread, and fruits in the lobby for an hour, which I really appreciated. The hotel also has a gym and a pool, and despite the cold winter in Sapa, the indoor temperature remained very warm. One of the best touches was that we could still shower on the pool floor after checking out, perfect for freshening up after hiking. The hotel is impeccable in both hardware and service, and the breakfast buffet had a wide variety of delicious options. Highly recommended!

excellent & friendly services from all hotel staff members from the moment you arrived and stepped off the vehicle all the way getting into the room. Thank you all..!! The only displeasure we ever had during our 4 nights stay was we're told not to fill our coffee/tea bottle by the manager at the breakfast restaurant. After we made complaints to the front desk and the issue's resolved promptly. Thank you all at the front desk..!!
