Wonderful Victorian Hotel
Wonderful Victorian building with ornate cornices and tastefully decorated ceilings. Food in the restaurant was outstanding and amazing value for the full breakfast. The hotel is located at the end of a regular residential road and at first I could not see the entrance as it was tucked away in a corner surrounded by trees. Once through the entrance to the car park the hotel takes you back in time. The staff were very friendly and helpful. Couldn’t ask for more. The cost of the room was extremely reasonable. The single room I booked was quite small but cosy with a very comfortable bed. I recommend this hotel and will definitely be coming back if I am working in the area again in the near future.

Fantastic as always
My first stay back here for a while, and it was a great as i recall. A great room, fab food for both Dinner and Breakfast, and a really comfortable bed. Also the staff were great. i took my wife with me on this trip, and she loved it. I will not even look elsewhere when i am in the area

Needs curtains.
Hotel grounds are beautiful, lovely building. Rooms are very dated and slightly shabby, torn towels and frayed pillowcases. Room I wad in had blinds and no curtains, was like trying to sleep with the lights on due to the sun shining in which is my biggest complaint really. TV is smaller than my laptops screen. The food was excellent, very well presented and tasty grub indeed and the staff are excellent in every aspect.

Perfect stay, great for solo travel
I was in Manchester for a gig and decided to go over to Burnley, my Dad’s old home town, to revisit the places we went as kids (and get some pies from Haffners!) When I booked this hotel and told my Dad he said it was “the best hotel in Burnley” and he wasn’t wrong! I was travelling by myself and using public transport as I don’t drive, and this place is ideally situated right next to Rose Hill Avenue bus stop for buses into town and to Manchester, which made everything so easy. I bought a Daytripper ticket and was able to use it all day to go into town a few times and back to Manchester on my last day. Perfect if you’re a lone female like me. The staff were amazing, so helpful and cheery. The room was lovely, super comfortable and really roomy with a great bathroom that was really clean. You have everything you need, including desk space and a wardrobe. Lots of plug sockets in useful places - which you don’t always get! Great full length mirror in the room as well as in the bathroom. Ample amount of towels and great facilities to have a bath or shower. Couldn’t have been happier. Lovely breakfast downstairs, plenty of tea and coffee provided in the room. I wish I’d had more time to look round the garden, it was very picturesque. I felt extremely safe being there on my own as a single female. The staff foster a friendly environment which rubs off on all the guests. I’m already planning my next trip, this time for longer. Thank you Rosehill House!
