Third floor is sop small that you have to bend the whole time. And bathroom as well. Not that clean. It was ok. Leonardo is really nice though. Location is great.

I really appreciate your feedback about this issue
Actually we didn't stay at the "hotel " due too many things like: • The place has no sign like any other hotel or B&B. • when we got there the place was empty and looked like abandoned. We ring the bell 20 times and knock the door and nobody showed up. • I have to call to the phone number I had after half hour waiting and the guy who answered the phone was angry and told me we have to wait for someone to open the door about 10 more minutes. • After the other 10 min we decided to leave and at the corner a guy showed up and said he was the person who will open the place for us, but when he opened the door we sawed inside from outside we were very disappointed already and decided not to stayed there, we scared and told the guy we decided not to stayed at the place, he answered we had to contact his brother again because he only was a messenger for him. Then I called him and told him our decision. He was furious and tried me in a bad manner, so I hanged up the phone and proceed to leave to look for another place. • His brother then started to follow us and bullying us and called us with names then I told him leave us alone or I will call the police. Then the mentioned guy disappeared. • That was a nightmare for us! Due to that I ask you to give me the respective refund. Thank you!

Don't expect much
For approximately $200 /night you can stay at this BB. No one will be there when you arrive so good luck getting your key. Don't throw your towel on the floor because you will be using it for 3 days if you stay. Don't expect housekeeping because you won't get it. For the 8-8:30 breakfast you will have to wait till Leonardo arrives at quarter to 9. You will wait while he makes coffee, but you can eat the cellophane wrapped snack cakes and corn flakes. Enjoy.

Convenient B&B, close to university.
I chose this primarily for location and price; it was only a couple of blocks away from my conference. Leonardo was very friendly and accommodating. Not appropriate for people with disabilities, since our room was two flights up with no elevator. Room, though, was quite charming. In summer I would recommend using the AC; we left the windows (no screens, not common in Italy) open and were devoured by mosquitoes. I would definitely stay there again.

Great Location in Venice!
The location was fantastic! Only one small bridge with heavy luggage! Very quiet at night but close to Nightlife! We had a room with separate but dedicated bath which turned out to be fine. Air and wifi super. Owner very responsive! I would stay here again! Easy walking distance to Accademia Bridge!

Leonardo is a great guy and this is a great little b&b. It is a very old building but that is part of it's charm. There is privacy but can interact with other guests at breakfast. He was very welcoming and willing to help with anything. Not a super fancy stay but it suited us perfectly. The only thing is the private bathroom for our room was actually on the main floor--not adjacent or attached to the bedroom. I would like to have known that as that was a bit inconvenient. Overall, a great place though.

First trip to Venice
This was our first visit to Venice. The location of this B&B was perfect just 2mins walk to the nearest water bus stop. The house was well maintained and clean with the owner on hand for assistance and advice. The breakfast was continental and ample. Would definitely recommend this place to stay.

It's about location
Location--it's difficult to find/it's perfect when you do! Leonardo rents out his home for a b&b so we had the use of most of the house. Our room was on the second floor but bath on first. Breakfast was laid out for us, but we couldn't find much that we liked. Leonardo was fantastic and generous!

Good and bad
First the good things: Leonardo is very nice and helpful. The place is very nice and in good condition, although noisy when others come in or go out. It is in a great location, in a quiet part of Venice but close to many interesting points. The bad: When we arrived no one was there, we had to call Leonardo to his cell phone and wait for 20 minutes for him to return home. The breakfast was very poor, rather a continental breakfast than a buffet one, like it is advertised. Another advertised feature is the daily housekeeping, but we saw not much of this, our room wasn't cleaned or the bed done while we were there.

Above and beyond
This was our first stop in Italy. I got really lost trying to find the place because the road isn't on Google Maps. Leonardo found me and made sure everything was fine. Not far from vaporetto stop and restaurants. Room and kitchen has everything you need. Beautiful view of the gardens next door.

Unexpected B&B stay - very nice and very beautiful
A home away from home. Excellent courtesy by owner Leonardo who waited for us at night, explained each part in detail. It was our first B&B where we could have the breakfast as we wished, with all the freedom like an apartment. Quiet location - only to be more careful with less luggage, so that crossing the bridges is not very heavy job. Located easily by Google Maps. Enjoying our stay in the Lovely City of Venice. Wish had more time to spend... After 8 days of Europe, the last stay in holiday was very important to be good, and it turned out to be much more than we thought of.

Squeaky floorboards will keep you awake
The location and cleanliness/condition of the room was great and Leonardo was very friendly and helpful. However, I was on the second floor (below the attic) and could not get any sleep. The floor boards in the attic squeak with every step and will wake even the deepest sleeper. I believe quality of sleep is very important for accommodation - if you do not get good sleep you will be in no condition to enjoy the next day. This was the only fault I had for B&B Leonardo but it was a big fault in my opinion.

Enjoyed our stay in this comfy BnB located within walking distance to all parts of Venice. Leonardo was really nice and we enjoyed being away from the crowds in a more authentic area. Breakfast was good and we used the kitchen to prepare other meals.

good place with very good location
It's a very confortable house with four floors and all commodities in the kitchen for you use. On the ground floor there's the kitchen and the common living room. On each of the other floors there is one bedroom. We stayed on the first floor, so we had a very spacious room but our private bathroom was on the ground floor. For us it was no problem but I guess if you want a bit more privacy you should ask specifically for one of the other rooms. We went on early December and it was very cold outside but at the house its very warm and confortable. It felt good to get home at night and enjoy the warm cozy bedroom with some hot tea and perfectly working wifi. The house is located on the street just before Cá Rezzonico, so if you've already reached the museum you've walked too much! We had no problems finding the place and took us about 10/15min walk from Piazzale Roma to get there. Leonardo was friendly and gave us some instructions and tips as well as a map to visit the city. Overall it was a very good experience and I would recommend it! Its very good quality/price when comparing with the other choices you have in Venice.

Convenient location and absentee landlord
B&B Leonardo is a very small, quiet place to stay, close to two campos that provide food and other necessities, and within easy walking distance to the to the Ponte dell'Accademia, the Gallerie dell'Accademia, and Peggy Guggenheim's home and collection. The location is wonderful. The manager/owner asked us to text him when we were on our way from the airport, which we did. However, we waited for half an hour in pouring rain and hail for him to arrive to let us in, which he did only because a neighbour phoned him. The rooms were served once during our four-day visit and breakfast was pre-packaged food.

Nice hotel with great service
Way to find hotel need to use google map to identify in detail and look for house number. My booking room in 3rd floor and last stairs up quite very slop and small but OK for me. Room ceiling not high enough in some area. When I check in Leo prepared Miss Jim for warm welcome for us. The day I check out I really sorry about late check out.
