We arrived at the hotel early afternoon. The hotel had no sign on it so we were unsure which building it was. Eventually on entering the building it appeared very dated and not welcoming. The bar area did not look inviting. We waited for the client infront of us to finish checking in. We noticed, in the meantime, a notice on the desk saying there was no hot water until further notice. The receptionist said to us that an engineer was on his way and it would be repaired soon. How she came to this conclusion I am unsure unless she did have indeed the necessary qualification in plumbing. We were also told that if we went to the room now there would be enough water for a shower. We said what would be the senario if we wanted a shower in a few hours. Her reply was "it will be sorted by then" But what if it wasn´t? We said that it was not good enough and we would not be staying. Eventually after the receptionist spoke to her manager it was agreed that we would get a full refund

An amazing view - you could sit at the window all day! Breakfast and staff were amazing and plentiful. Just been taken over by new owners and there is some work in progress to do (draft beer in the bar, carpets were awaiting renewal and upper floor water pressure) but overall, a comfortable stay overlooking the Exe / Sea and close to the Town and its amenities.

Poor experience. Not to be recommended
From the moment we arrived in the hotel car park with an abandoned car present ( yellow sticker on windscreen, flat tyre, obviously been there a while) the overall impression of this hotel was poor. We arrived early, 2pm , and the gentleman on reception asked us to come back later “3pm or even later would be better”. When we did, return , there were 3 members of staff present but no one offered to show us to our room or direct us to the lift. Nor did they explain when and where breakfast would be served the next morning. Consequently we took the lift to the lower ground floor because in the lift that floor was marked as restaurant. The waitress who was down there in the kitchen informed us that it was being served on the ground floor instead. She made a good attempt to attend to the 4 or 5 tables with guests but the service was a bit hit and miss. She could have done with some help, checking guests room nos, placing and collecting orders etc, The hotel was being refurbished and there was paint on not only the carpet in our room which had obviously recently been repainted, but on carpets in the corridor, sTairs and lower ground floor too. The room was very basic, it looked out over the back of the hotel, the double glazing unit in the glass in the lower half f the window had evidently gone with the result that there was condensation in it. It was cold in the room and there was no means of regulating the temperature. In fairness a staff member did give us a radiator .
