The hotel is with a big pub underneath and it is IMPOSSIBLE to sleep until 3 when it closed WiFi in room 104 does not work.

Great location for royal mile
Great hotel only 3 blocks from royal mile in the heart of old town.big room very helpful front desk great shower and comfy bed and restaurant right next to hotel with sports bar.

There’s a pub downstairs which plays loud music outside till early morning hours. So the hotel guests can’t sleep. Plus a few bits were broken / not cleaned which you would expect paying £90 / night.

Under or over 25?
As some of the other reviews have mentioned, the hotel is part of a very popular pub frequented by students. Couldn't get to sleep till after 1.30 am because of loud music. Our room was on the first floor opposite an entrance to the bar. People were using this constantly and the door slammed loudly. If you are under 25 you'll probably love it, over 25s should avoid like the plague.

Do not stay here on a Saturday night
The room and bathroom are small but sufficient. Weird thing is our room was on the second floor but it looked out at street level. That’s a big hill. There are no public kitchen facilities. The hotel itself is completely fine but I would never stay here again. On Saturday night, the music from two separate bars was massively loud until 3am. It was unbelievable and impossible to sleep through. I’ve never experienced this ever before. The remaining nights it was just normal loud until 1am - we could hear it but we could sleep through it. We bought the breakfast for 7 pounds and it was average to substandard. Though that wouldn’t keep me from going back to a hotel.

BEWARE - stay somewhere else. Parking is not nearby, and the ticket voucher they gives you only takes off a small fraction of the price. There is no front entrance on a main street, you have to walk through a patio in a bar/club. Also, several of the rooms are on the side of said bar/club. If there is a popular rugby or football match, or just a reason for people to be out late, you will hear noise from your room, like you are in the patio. It is extremely loud and clear, you can hear individual songs and words people are yelling until early hours of the morning. Management does not care to tell you that. I had the unfortunate experience of being in the room directly above the patio and I expressed my dismay. After some cordial emails, a manager agreed to refund me half of the night stay. Its been almost two weeks and that never went through. If you value your sleep, take a few minutes and look at the reviews of Stay Central. Every so often there is a negative review complaining about the noise. For the price we paid it was unacceptable, and so is the lack of responsibility by the management. Stay somewhere else.

Beer Garden bouncers and boozers at the entrance.
Here are my concerns... To get to the front door you have to fight through a crowd of drunks, then past the two bouncers, then through more drunks in the beer garden courtyard. Then the bed was lumpy. And the floor hadn’t been swept. And the noise from the front door beer garden and it’s drunks lasted until well after 1 am. And the room was tiny. And the area is covered in graffiti. So, if you like all those this might be the hotel for you. If you’re over, say, 25 or so, and prefer a quieter, more hotel-like and less youth hostel-like experience, this might be one to avoid.
